Not enough bearing at a timber external beam or lintel on an Austral frame inspection, alongside a splice in the roof framing and a bracket at an internal beam.
Why it belongs in an investigation
Because it is measurable. A builder can call a gap cosmetic; they cannot call a dimension something other than what it measures.
What the remedy looks like
Packing, a bracket, an additional support, or replacing the member. Which one is right is an engineer's call, and the report says so rather than guessing.
What we do not do
Nothing is opened up destructively, no engineering is certified, and no repair is designed. The report establishes the fact and names who resolves it.
