The party wall is a shared risk
Fire separation, acoustic performance and damp proofing at a party wall are all conditions you inherit and cannot unilaterally fix. They are checked where visible, and flagged where the construction makes them unverifiable.
Services that cross boundaries
Stormwater, sewer and in some cases mechanical ventilation cross lots on attached dwellings. A downpipe not connected to the stormwater system, or ducting that rests rather than being suspended, becomes a question of whose responsibility as much as what is wrong.
The Liverpool growth corridor
Edmondson Park has density that most of the south west growth area does not, with the station precinct driving attached product alongside detached estates. That mix is why an inspection here has to be scoped before it is booked - a townhouse is not a house with fewer walls.
